Frequently asked questions
A balance that remains unpaid after the stated due date and any grace period in your governing documents.
Only if your governing documents authorize it - cite the section that does.
State law notes
Indiana: assessment collection is exempt from the grievance chapter (IC 32-25.5-5-4(1)) - you can escalate collections without the notice-of-claim meeting step; but a fine being collected IS gated.
Oregon: before litigation you must offer the county dispute-resolution program, deliver by hand or certified mail RRR, and give 10 days to accept (ORS 94.630(4)) - include that offer language if this letter precedes a suit.

Use when the friendly reminder produced no payment (or a partial one). This is the Day 14-21 past-due stage: restate the balance, name the late-fee policy, and set a firm deadline that matches your collection policy and governing documents.
Use at Day 30+ after the written collection sequence when no payment or plan was agreed. This letter is the LAST courtesy: it summarizes the prior notice dates, demands payment or a payment plan by a final date, and states the association's next steps per governing documents (lien, attorney, collections).
