Frequently asked questions
Requirements vary; your governing documents and state law control. This template is the courtesy step that creates the record.
Only if your governing documents authorize them - cite the section.
State law notes
Indiana: assessment collection is exempt from the grievance chapter (IC 32-25.5-5-4(1)); a fine collection would NOT be exempt - include the notice-of-claim meeting right if this letter enforces a fine.
Oregon: if this letter threatens litigation, include the county dispute-resolution offer plus 10-day acceptance (certified mail RRR) per ORS 94.630(4); assessment-collection suits are exempt unless the amount is attributable to fines (94.630(4)(f)).

Use when the past-due notice deadline has passed and the account is formally delinquent. This is the legal-tone stage: the letter documents the amount, the policy authorizing collection, and the consequences of continued non-payment (per your documents and state law).
Use immediately before recording a lien for unpaid assessments. This is the statutory-courtesy stage: it gives the owner a final chance to pay and documents that the association followed its documents before a lien. The generated draft follows the Delinquency-notice guardrails while the page itself presents the pre-lien framing.
